Why do the biggest home repairs always seem to strike in the middle of winter? In the Pacific Northwest, many homeowners don’t notice roof leaks, frozen pipes, or furnace failures until the damage is done, and by then, the fix is costly.

That’s why I call it fall prevention season. Here are the five key steps every homeowner should take to safeguard their property and their wallet before winter arrives.

1. Clean your gutters and check your drainage. Leaves and debris build up fast here, and clogged gutters can cause overflow, ice jams, and even foundation problems. Clean them out, check your downspouts, and make sure water drains away from your home.

2. Schedule a furnace tune-up. Our fall weather can swing from mild to freezing overnight. An inspection keeps your system efficient, helps lower energy bills, and prevents mid-winter breakdowns.

3. Seal up drafts. Even small gaps waste heat. Seal them with weatherstripping or caulk, and take a quick look at your attic insulation while you’re at it.

4. Trim those trees and inspect your roof. Heavy rain and early snow can bring down weak branches. Trim them back and inspect your roof for missing shingles or wear. Fall is the best time for repairs before winter weather makes them harder.

5. Protect your outdoor faucets and hoses. Drain and disconnect hoses, shut off exterior faucets, and use covers to prevent frozen pipes and water damage.
